What is landlord insurance?

Landlord insurance is designed for residential investment properties that are rented to tenants. Depending on the policy, it can cover the building, the contents you provide, loss of rent, damage caused by tenants and your legal liability as the owner.

Why can't I just use a standard home insurance policy?

Standard home insurance is generally designed for owner-occupied homes. It usually doesn't include rental-specific cover like loss of rent or tenant damage, and some policies may limit or exclude cover when the property is tenanted. Tell your insurer – or us – if you rent out the property so it's insured correctly.

Does landlord insurance cover tenant damage?

Many landlord policies include or offer cover for malicious damage, and some also cover accidental damage by tenants or their guests. Policies differ on what counts as each type of damage, the limits that apply and how wear and tear is treated – it's generally not covered – so we'll explain the differences between the options we present.

What does loss of rent cover?

Loss of rent cover can help replace rental income if the property becomes unliveable after an insured event, such as a fire or storm. Some policies also cover rent default when a tenant stops paying or leaves without notice, often subject to conditions about how the property is managed. Limits and conditions vary between insurers.

I own a unit in a strata building. What do I need?

In most strata schemes, the body corporate or owners corporation insures the building and common property. As a landlord, you'll generally still want cover for your landlord contents, loss of rent, tenant damage and your legal liability. Check your strata policy, and let us know what it includes so we can fill the gaps.

Can I insure a holiday or short-term rental?

Yes, but short-term and holiday rentals are often treated differently from long-term tenancies, and some standard landlord policies don't cover them. Let us know how the property is let – for example through a holiday letting platform – and we'll find options designed for that use.

Is landlord insurance tax deductible?

Landlord insurance premiums for an income-producing rental property are generally treated as a deductible expense in Australia. Your circumstances may differ, so check with your accountant or tax adviser.
